RE: Eason Convenience Store,
Northlake Woodland Center Addition, Block A, Lot 1
Dear Mr. Hermessey:
After reviewing the plans submitted to our office on December 20, 2001, we offer the
following comments:
1. Provide curve data or a curve table as noted on the plan sheet.
2. Provide a backflow preventer between the domestic service and the irrigation
connection.
3. Which poles are being removed as per the approved Special Use Permit?
4. Ensure that all conditions of the SLIP are met.
5. Note 6 on sheet C1 should require lime-stabilized subgrade or flex base (see
Comment 11)
6. As per the letter dated November 16, 2001, the traffic control plan should be removed
from these plans and submitted by the contractor at the pre-construction meeting.
7. Correct all notes as marked on the plan.
a. Are the 4" PVC drains to be in the right-of-way?
b. Grading for the landscape will be allowed on the architectural plan, any other
grading should be shown on this plan.
c. Add the following, "Conflicts are to be resolved in favor of the more stringent
requirement." to comments 9 and 11 in the grading notes and 1 in the general
notes.
d. Change 6 in the general notes to say "Review" rather than approval.
8. Joints shall be sealed with a silicon compound rather than grout as shown on Detail 6.
9. A dowel bar will be required across the joint on Detail 7.
10. Provide the sidewalk easement as previously requested in the November 16 review
letter, and as required by previous council action.
11. Any deviation from lime stabilization (public or private) must first be requested in
writing. Flex base is the only possible substitution within the right-of-way.
Please make all necessary changes and submit the mark-ups and two revised sets of plans
to this office for review and/or approval. If you have any questions, you may contact me
at 972-304-3679.
Sincerely,
· /'~Jaf~W/~hnson, P.E.
