As a matter of clarification, it is our understanding that the land which will qualify as a landscape credit towards Tract I is generally the area labeled as "Interior Landscape Area" on Exhibit "A'. If your understanding of this area is significantly different then we probably need to discuss this matter further. Notwithstanding this issue, we are willing to proceed with the documents necessary to memorialize this agreement. To accomnmdate the City of Coppell's ("City") desire for a hike and bide trail on a portion of ihe Property and Centex's desire to maintain the usable portion of the Property, the City and Centex agree to the fifilowing: l, The City agrees to purchase the Property from Centex for $15,000 paid in cash to Centex. The City of Coppell agrees to grant a credit against the interior landscape requirements for d~velopment on the ('enlex tract located immediately north of the Property (Reference Tract l on attached Exhibit "A"). The area used to c:dculate the credit will be the entirety of Tract 3 less the area included within the actual "Hike & Bike Trail Easement". 3. Cenlex agrees to provide $1,000 in cash towards the landscaping of the aforementioned parcel. lfCentex is in agreement with the terms outlined in this letter, please acknowledge below and the City will proceed with drafting a definitwe agreement for your review.
