RE: Amberpoint Business Park at Coppell, Northpoint Drive Extension
Early Grading Plan Review Comments
Dear Mr. Beard:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. General Notes - a) Stormwater runoff outside of the proposed street right-of-way but inside
the Amberpoint Business Park must not be allowed to pond at any time. b) Proper
compaction must be obtained in all fill areas, c) Location of right-of-way and roadway
alignment at Sta. 2+00 has not yet been approved and may change with the construction
plans.
2. Sheet CPP01 - a) Access to the City of Coppell's water tower and Wagon Wheel Park must
be maintained at all times. Note this on the plan sheet, b) Ensure a minimum of 42" of cover
over the existing 24" waterline. Show the crossing in the profiles, c) Raise the mid-point in
the approach to the water tower so that all runoff will continue down the street, d) It appears
that there may be water ponding just off of the right-of-way as currently shown. Address this
concern, e) Increase the radius at Sta. 2+80 to provide for large truck ingress/egress to the
water tower.
3. Sheet CPP02 - The vertical curves of 73' and 113' are unusual. Consider modifying to
typical dimensions to avoid ponding at the top of the curve. The 'k' values of 70 and 80 may
be excessive.
4. Sheet CPP03 - a) Ensure a minimum of 42" of cover over the existing waterline and show the
crossing in both profiles, b) The fill between Sra. 17+50 and 23+25 will cause a significant
amount of ponding upstream until the stormwater system is installed. Address all relevant
issues, c) Provide for temporary drainage at sags until the permanent system is installed, d)
Provide culvert prior to filling in the drainage along Sandy Lake Road. e) The grade is less
than 0.5%, the City's minimum, between Sta. 28+00 and 28+80.
5. Sheets CPP04 and CPP05 - Clearly label pavement profiles to indicate exisiting and
proposed grade and proposed parkways. Slopes outside the street rights-of-way shall not
exceed 3:1.
6. Sheet CGP01 - a) Label north arrow and indicate the scale of the drawing, b) Delete Pad
elevations, c) Indicate that the detention pond is not included in this contract and that it will
be constructed by others, d) Add additional erosion control at the east end of the property
adjacent to State Road as shown.
7. Sheet CGP02 - Indicate the limits of this contract and label accordingly.
8. Sheet CEC01 - a) Label concrete batch plant as 'proposed'. b) Show additional requested
erosion control at the eastern edge of the development, c) Indicate that the detention pond is
not included in this contract and that it will be constructed by others, d) Specify the proposed
approach radii for the construction entrance from Sandy Lake Road. Drainage along Sandy
Lake Road is currently maintained in an open ditchline. Indicate whether or not drainage
will be accommodated at thle construction ingress/egress, e) Provide -"Truck Entrance"
signs on Sandy Lake Road according to TMUTCD standards.
9. Sheet CEC02 - a) Label the width of the construction entrance, b) The radii for the
construction entrance at Sandy Lake Road should be larger to accommodate trucks.
10. Sheet CEC01A - a) Specify the proposed approach radii for the construction entrance from
Royal Lane. b) Provide -"Track Entrance" signs on Royal Lane according to TMUTCD
standards.
Once all changes have been made, please re-submit this marked-up set and three sets of revised
