Re: Meadowcreek Drainage Improvement # DR 00-02
Dear Mr. O'Bfien:
This letter is written as a follow-up to our telephone conversation of August 22, 2001. The purpose of
that telephone call was to request two additional easements with both legal descriptions and metes and
bounds for portions of drainage easements that were previously platted on Lots 20 and 21. Those portions
of the drainage easement will be abandoned upon the dedication of the new drainage easement.
One item that was brought to my attention by Mr. Dixon was that the plans show the property is owned by
Sherry Fraser. That is incorrect. Lot 20, Block B (153 Meadowcreek) is owned by George Dixon and the
drainage easement should be revised to reflect the same. I have checked the Dallas County Appraisal
District records and Mr. Dixon is listed as the owner of the property. He did stress during our meeting
that he was the sole owner since he has recently gone through a divorce. So all documents should state
George Dixon as the owner of the property.
I failed to mention in our conversation that on Lot 21 there is still a retaining wall shown leaving the
channel at approximate I+00. Mr. Brown has indicated that is a stairway to the bottom of the channel.
He has requested that the top two rows of the crossties also be removed from that area and that it be filled
to the natural ground. I am unsure if the filling in of the stairway will substantially change quantities on
this project. If so please provide adjusted quantities.
The City is currently working on the specifications for the project and hopes to bid this project shortly. If
you should have any questions please feel free to contact me at your convenience.
Sincerely, D
Kenneth M. Griffin, P.E.
