BEING, a 0.749 acre tract of land situated in the John Vest Survey, Abstract No. 1509, City of
Coppell, Dallas County, Texas; said tract being a portion of State Road (a undedicated right-of-
way}; said 0.749 acre tract being more particularly described as follows:
COMMENCING, at a "PK"' Nail found in the centedine of Ruby Road (a variable width right-of-
way); said point being the southwest corner of a tract of land conveyed to Arc- Spei, LLC,
recorded in Volume 97084, Page 2081 of the Deed Records of Dallas County, Texas and the
southeast comer of a tract of land conveyed to Heetley-Moist, Inc. recorded in Volume 95021,
Page 2386 of the Deed Records of Dallas County, Texas;
THENCE, South 73 degrees, 51 minutes, 12 seconds West, along said centafline of Ruby Road
