Director of Engineering & Public Works 255 Parkway Coppell TX, 75019 RE: Amberpoint Business Park At Coppell, Bldg. 1 Response to Construction Plan Review Comments Dear Mr. Griffin: We have reviewed the comments dated December 10, 2001 regarding the above stated plans. We have addressed the comments as follows 1. Cover Sheet - We have removed the incorrect City of Coppell Logo from this sheet. 2. Sheet CPP01 - We have added ADA barrier-free ramps to all drive approaches. 3. Sheet CPP01 - We have revised note number 3 to reflect the City of Coppell requirements for Lime -Stabilized sub-grades stated in the City of Coppell Standard Construction Details. 4. Sheet CGP01 - We have added a note stating that slopes shall not exceed 3:1 in Landscape areas. In addition, we have added a note to reference the construction plans for the extension of Northpoint drive for grading in the right-of-way. Grading in the right-of-way will be performed as part of the Northpoint Drive contract. The plans for Northpoint include a flat section within the right-of-way for the future construction of a sidewalk. 5. Sheet CDA01 -We have added an overall drainage area map for both onsite and offsite drainage data. (See sheet CDA02) 6. Sheet CDA01 - We have revised Drainage area designations on this sheet to match those included in the set of plans for the extension of Northpoint Drive. 7. Sheet CDA0! / CSD01 - We have revised the grading and added a curb inlet near the south east comer of the building to pick up the flow in that area as requested. 8. Sheet CSD01 - We have added radius pipe to the 36" RCP south of the building in lieu DALLAS · FORTWORTH · HOUSTON · McALLEN TRANSPORTATION · WATER RESOURCES · LAND DEVELOPMENT · MUNICIPAL · ENVIRONMENTAL ° STRUCTURAL MECHANICAL · ELECTRICAL ° SURVEYING ° GEOGRAPHIC INFORMATION SYSTEMS ARCHITECTURE · LANDSCAPE ARCHITECTURE · PLANNING Ill -,, Halff Associates ENGINEERS · ARCHITECTS · SCIENTISTS PLANNERS · SURVEYORS of the type B manhole requested by the City of Coppell Engineering Department. 9. Sheet CSD02 - We have removed the negative hydraulic jumps from all hydraulic grade lines. 10. Sheet CWWO1 - A 10' utility easement along both sides of the proposed Northpoint Drive is being dedicated by plat. We have included a copy of the plat with the plans. 11. Sheet CWW01 - We have revised the 2" domestic service and meter as requested. The 2" services now comes off of the 12" waterline and the meter is now located in the right-of-way of Northpoint Drive. 12. Sheet CWW01 - We have added the 8" gate valves to the 2 waterline stub outs to the north. In addition, we have revised the tim hydrant placement per comments offered by the City of Coppell Fire Department in their review of the building plans submitted by the project Amhitect. 13. Sheet CWW01 - We are confident that 6" sanitary sewer lines are adequate for the future construction of the building to the north. 14. Sheet CWW01 - We have added a profile of the proposed sanitary sewer trunk line as requested. (See sheet CWW02) 15. Sheet CWW01 - We have added a 5' diameter manhole to the sanitary sewer at the property line as requested. 16. Sheet CEC01 - We have added a silt fence around the entire site as requested. We have also addressed other minor comments throughout the plans that are not addressed in this letter. If you have any questions please do not hesitate to call me at (214) 346-6324.
