Construction Plan Review Comments
Dear Mr. Paris:
The City of Coppell has reviewed the plans for the referenced project and has the
following comments to offer:
Sheet CPP01 -
1. As per Standard Detail Sheet 3, a redwood expansion joint should be set at the
property line for all drive approaches.
2. General Note 3 should be modified per the letter submitted February 7, 2001 to
utilize 4000-psi concrete in lieu of 3500-psi concrete and lime-stabilized subgrade.
If portions of the drive approach which are within the right-of-way are to be
constructed under this contract, all work within the right-of-way shall still be lime-
stabilized in accordance with City standards.
3. Move the barrier-free ramps to align with the stamped concrete in the approach.
Adjust sidewalk to properly connect and include sidewalk easements as necessary.
4. Clarify how the architectural accent on the drive approaches is to be accomplished.
Stamped Concrete shall be Red Clay - Bomanite Integral Color with Bomanite
Natural Gray release, or an approved equal and Gunmetal Gray - Bomanite Integral
Color with Cobblestone Gray release, or an approved equal. The pattern will be
Running Bond Used Brick.
Sheet CGP01 -
I. Add a spot elevation near the NE corner of the building to ensure positive drainage.
See the mark-ups.
2. Add a spot elevation at the NW end of the middle drive to ensure that no ponding
occurs in the parking stalls.
3. Coordinate all drive approaches with the modified roadway plans prepared by your
office. It appears that several elevations are different between the two plans that
were submitted, and some minor modifications will most likely take place on the
roadway plans. Ensure that proper grades at the drive approaches are maintained.
Sheet CDA01 -
1. Label all laterals, especially those serving this site.
2. The 100-year water surface is about 0.83 feet above the inlet. This causes about 0.4
acres of the parking lot to be flooded. Please revise.
Sheet CDA01 -
1. Should this be CDA02? It appears that you have duplicate sheet numbering; please
resolve.
2. Match drainage area designation with previous sheet and the roadway plans as per
previous letters. Check D 1, D2 and D3.
Sheet CSD01-
1. The drainage system along the north property is designed to take drainage from the
adjacent lot after future development. If there are any plans to subdivide Lot 1 into
two lots, then you will need to provide utility and drainage easements.
2. Show junction boxes at the junction of 66', 54" and 42" pipe in Northpoint Drive,
and at the property line for the 36" pipe on the south side of the building.
Sheet CSD02 - Correct drainage design that causes the HGL to come above the
proposed grade.
Sheet CWW01 -
1. If the sanitary sewer line is to serve adjacent properties, a minimum of 8" diameter
pipe will be required. Correct all mislabeled fittings and pipes, and label angles on
all bends. All public lines will be required to be in an easement or in the right-of-
way.
2. The cleanout at station 1 +75 on the sanitary sewer line is in an undesignated area.
Why is the cleanout in this location? Ensure that no water will flow to an open
cleanout if the lid is off.
3. Regarding the sanitary sewer line being run to the north from station 0 +00, address
the following concerns:
a) Do not place the 6" line in public right-of-way. Our minimum is 8".
b) There appears to be a conflict with the proposed sewer location and the fire
vault. Resolve any such conflicts.
c) There does not appear to be sufficient separation between sewer and water lines.
Separation requirement between lines is 10' from centerline to centerline, 9'
from outside to outside (minimum).
Sheet CWW02 -
1. If the proposed stub to the adjacent property is to be maintained as shown on
CWW01, it should be shown in the profile.
2. Manhole at station 6+60 should be 5' diameter since it is greater than 12' deep. A
better solution may be to raise the line.
3. Add the vertical scale to this sheet and make sure that horizontal and vertical scales
are shown properly on all sheets.
4. Refer to roadway plans regarding the connection of the 12" water line at the west
end of this project.
Sheet CEC02 - Properly label the stabilized construction entrance per previous
comments on grading releases and construction entrance submittals.

There are other minor comments throughout the plans that should be addressed. Once
these comments have been addressed, please re-submit these mark-ups and two sets of
revised plans to the City for review and/or approval. If you have any questions, please
