Engineering & Surveying 309 W Seventh Street, Suite 500 Fort Worth, TX 76102 RE: U-haul Addition, Lot 1, Block 1 Construction Plan Review Comments Dear Mr. Bakintas: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Sheet C0.4 - (a) The modification of handicapped parking is not consistent with the City Council approved site plan. (b) A licensed engineer should seal all plans submitted to the City. (c) As previously requested, add a paver detail for the ADA ramps. Also, add the hatching pattern in the legend on Sheet C0.5. Sheet C0.5 - (a) Add a note that ensures positive drainage from the Jack-in-the-Box property. See detail on C0.11. (b) One of the handicapped parking stalls is marked as 6.75'. This is impractical. Also, as mentioned above, it is a deviation from the approved Council plan. (c) The connection of the old and new pavement should be made with an expansion joint. (d) Add appropriate dimensioning for sidewalk, radii, pavement, etc. (e) Correct all drafting and typographic errors. (t) Modify the Pavement Jointing Plan to eliminate the creation of any acute angles or narrow strips of pavement. (g) A large portion of the finished floor is proposed at 470.0 as opposed to 467.5 in the site plan approved by Council. The 470.0 elevation is 3 feet to 4.5 feet above the adjacent ground. Although this poses no Engineering issues, the Building Official and Planning Depmhnent may have issues with regard to the building and conformance with the approved site plan. Please comment. 2 3. Sheet C0.6 - Grate inlet 3 with minimal head will function as wier. Revise the calculation. 4. Sheet C0.7- (a) Add a spot elevation at the drainage break point at the northwest comer of the property. (b) Modify the 466 contour to appropriately reflect what will happen with the site. Also add a note "The maximum slope is 3:1 ." 5. Sheet C0.9 - (a) Obtain a letter of acknowledgement from Jack-in-the-Box with respect to connecting to the existing fireline. (b) See the enclosed excerpt from the Jack-in-the-Box as-builts regarding configuration of the waterline at the northwest comer. (c) How do you intend to construct the proposed waterline shown in the center of the existing fire lane? Remove and replace? Why? 6. Sheet C0.10 - Label all proposed pipe as private. 7. Sheet C0.11 - As previously requested, remove all details that are not job specific and refer to City of Coppell Standard Details. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review and or approval.
