Winkelmann & Associates 6750 Hillcrest Plaza Drive, Suite 100 Dallas, TX 75230 RE: Valley Ranch Plaza II, Pad B Early Grading Plan Review Comments Dear Mr. Middleton: The City of CoppelI has revie~ved the referenced plans and has the following comments to offer: 1. Cover Sheet - Indicate that the plans are for "Grading Only" rather than "Construction Plans". 2. Sheet C2 - Consider tying into one of the existing storm sewer stub-outs provided by Dallas County rather than into the 30" RCP. Realize that this may require making modifications to the grading plans. You may contact John Mears, P.E., Senior Project Manager, Dallas County Public Works at (214) 653-7153 for specific information related to the storm sewer locations. 3. General Note: It appears that material from the Beltline Road project is being stored on this property. Again, it will be necessary to coordinate with Dallas County during development of this site. Once all changes have been made, please re-submit this marked-up set, two sets of revised plans, a "Hold Harmless" letter from the property owner, and a completed Early Grading Permit Application to the City for review. When approved, we will require 2% inspection fees for the grading portion of the project prior to releasing the signed plans.
