Construction Plan Review Comments
Dear Mr. Bentley:
Please note that these plans cannot be approved for construction until the issue with the
connection of your fire lane to the access easement along the north side of this property ha~
been resolved.
The City of CoppelI has reviewed the referenced plans and has the following comments to offer:
Sheet A1 -
1. All submittals should be under the seal of a registered engineer in accordance with the State
Board for Professional Engineers. Add the appropriate preliminary block for seal on this
sheet.
2. Properly dimension all radii, offsets, and dimensions necessary to properly construct the
project. Identify whether dimensions are to face-of-curb or back-of-curb.
3. Correct all drafting errors.
4. Remove details for the dumpster enclosure and the monument sign. This information needs
to be submitted to the City Building Official.
5. There is a phase line and phasing information provided on this plan. This is not shown on
the plan approved by City Council. Remove from this plan.
6. The retaining wall will require an engineering plan be submitted prior to its construction.
Since planting areas are proposed above and below this wall, consideration of the drainage
above, below and behind the wall should be incorporated in the design.
7. Label all existing improvements on this and all subsequent sheets.
8. Provide expansion joints at all appropriate locations, including the end-of-return at those
drive approaches.
9. Since there is a manhole at the southeast comer of the property, the sidewalk should be
shifted closer to the property line to avoid placing the manhole within the sidewalk.
10. Show existing power poles.
l 1. Move the monument sign from within the proposed 20' utility easement.
12. Label proposed barrier-free ramp at the northeast comer and require the use of pavers per
City Standards.
Sheet CI -
1. Add a requirement for 6" lime-stabilized subgrade to General Notes 2 and 5.

2. Resolve elevation conflicts for the 588 and 479 contours in the north and south drive
approaches.
3. Label and dimension all sidewalks on this and all subsequent sheets.
4. See comments 4 and 5 fi.om Sheet C2.
Sheet C2 -
I. Correct the scale.
2. Reflect changes at both drive approaches per Grading Plan comment.
3. Reflect any necessary changes in the Grading Plan as well.
4. Grades at south entrance do not work. They create a steep transition fi.om the road to the site.
5. Revise drainage area A to reflect the water fi.om Fitness Court that will enter the site at the
south entrance.
Sheet C3 -
I. Correct information on the general notes regarding water and sewer pipe materials:
(a) Revise Note 5 to reflect our Subdivision Ordinance and Standard Details.
(b) Add the requirement to contact a one-call number to Note 8.
(c) Add a note to pressure test and disinfect waterlines in accordance with standards.
(d) Remove Note 10.
(e) Include the words "Trench Safety Plan" in Note 9.
2. Reflect changes in sidewalk alignment as per above request.
3. Add appropriate information for the fire hydrant including fittings, valves, etc.
4. Label meter sizes and uses (i.e., 1" irrigation) on plans.
5. Contact the Fire Marshal's office regarding the fireline, if any. Show any fireline and the fire
department connection on this plan.
6. The 5' inlet at the northeast comer does not appear to have sufficient capacity since it is not
in a tree sag. Review the design for this inlet and make appropriate changes.
All bends and wyes shall be fabricated at the factory. Add an appropriate note.
Provide flowline information on sanitary sewer service.
Relocate the private 4" sewer service out of the public 20' water easement.
Plat -
Tie down the existing 2' x 13' drainage easement.
There are other minor comments throughout the plans. Please make the necessary changes and
resubmit these marked-up plans and two sets of revised plans to the City for review or
approval. If you have any questions, please contact this office at your convenience.
