This meeting was very helpful to us in developing work-start arrangements with the Engineering Department. We've arranged a meeting with Greg Jones, Coppell's Chief Building Official, for Monday at 1:30 in his office to learn his permitting and plan review requirements. Travis Crump, Fire Marshall, has also been invited and currently plans to attend. Aguirre looks for Travis to give them the addresses, acceptance/rejection of ventless fireplaces, and sprinkler requirements for the Cotttages. Centex will ask Greg to allow us to to pull separate permits for the cottages/perimeter screen wall and for the main building. We also need to learn what his minimum plan requirements are for the design of the cottage slabs and the utilities because these are currently planned for design and stamp by Centex subcontractors under design-build principles. ...................... I 002.00 Anthony Tank 02/25/2 03/01/2 1 Demo/Force 002 002 Main Permit Centex will submit a single permit for the Tank Demolition/Fill and installation of the 30" Sanitary Force Main as a single permit. Ken Griffin acknowledged that no fee would be charged for this scope of work performed for the City through a contract between the City and St. Joseph Village, Inc. Upon notification of utility disconnects Centex can contact the assigned city inspector for an on-site tank demolition preconstruction meeting. Prior to starting work on the 30" Force Main, Centex shall coordinate with the assigned city inspector to schedule a formal Preconstruction meeting for this scope of work. 002.00 Glenn 2 Hollowe II Electrical 02/25/2 Service 002 Disconnect Glenn has been corresponding with First Choice, TXU and OnCor for a significant time to have the service disconnected, meter pulled and transformer removed. As of today Glenn's understanding is this work should be complete by Wednesday 2/27/02. Glenn will continue with follow-up to have this work completed ASAP. Completion of this work is required to have a Preconstruction meeting prior to starting work on Tank Demo. 002.00 Glenn 3 Hollowe II Water 02~25/2 Service 002 Disconnect Glenn has been working with Randy Patton of Dallas Water Utility (DWU) to get the water valve serving the tank removed and blind-flanged at DWU's main line adjacent to the site. DWU has started excavation and a power pole has started slipping into the excavation~ DWU is to hand carry a check to TXU or the new appropriate entity on Wednesday of this week in order to have the power pole relocated. Previous indication has been two weeks to schedule power relocation. Status of schedule is currently unknown. Glenn will continue with follow-up to have this work completed ASAP. 002.00 Anthony Tank Fill 02~25~2 4 002 Glenn Hollowell noted that the water in the tank is ground water that the piping had been disconnected from the tank and that the City could pump the tank out when demolition is to begin. Centex may need to place a pump in the test port manhole to the west to keep the tank dry during fill operation. The city had previously used this to reduce ground water around tank. Centex is to demolish the top of the tank and sides down to existing grade, and the control buitding All demolition shall be pulverized to approx. 6" rubble at the bottom of the tank. Additionally, a one foot section of the tank will be broken from top to bottom to avoid trapping water. Centex to provide 1Sack cement/sand mix as fill around and over rubble to fill voids in rubble. Soil compaction above cement/sand mix shal~ match requirements for compaction under Star Leaf Road since roadway goes over the top of the old tank.. Test Port Manhole shall be filled similiarly upon completion of tank operation. 002.00 Ken 5 Griffin 30" Force 02~25~2 Main Design 002 Ken noted that Turner Collie Braden were expecting to submit final revised documents to him by March 1, 2002. He anticipates only a day or two of review since the city has previously reviewed the original layout and then will stamp and release these documents for material order The piping is designed as epoxy lined ductile iron and is specified on the drawings. Centex anticipates a 3-4 week delivery from release of material order and will request a preconstruction meeting just prior to starting this work, under the same permit as the Tank Demolition. 002.00 Mike 6 Millica n Revisions 02/25/2 03/01/2 to 30" 002 002 Force Main Easement Due to revisions in layout of 30" Force Main the easement along the west property line will need to be revised as an Ken G?iff!n~- _s~t. J~oseph Village- Coordination wi!h the City amendment to the Plat. Mike Millican to coordinate with the City on the appropriate reviews necessary to expediously complete easement modifications and file the plat. Final review and approval of Plat by city should take 1 week to 10 days. Mike's only concern on completing Plat is finalizing easements with TXU. Filing the Plat with the county after the City has approved is a requirement prior to the city's review of building permit plans. 002.00 Mike 7 Millica n Early Site 02/25/2 03/01/2 Grading 002 002 Permit Mike Millican to submit final site grading plan and SWPPP erosion control plan to the city along with a current copy of all site utilities clearly marked as preliminary for reference only. The city will review and agree to issue an early site grading plan with completion of the early grading permit application and submission of other required documents and fees. (See checklist for early grading permit) 002.00 Mike 8 Millica n Final 02/25/2 03~06~2 Utility 002 002 Plan Final Utility Plans to be submitted to the city by 3/6/02 for review. 002.00 Anthony Water 02/25/2 9 Meters 002 City will order water meters upon order and payment. City's contract with Mfr. requires delivery within 45 days, currently been receiving within about 2 weeks. City will not provide meter to contractor until impact fees have been paid by developer. Centex will order meters upon final submission of utility drawings. 002.01 Mike 0 Millica n Fire Lane 02/25/2 03/06/2 Paving 002 002 The City needs a letter to provide a thickened (7") concrete Fire Lane Paving section without lime stabilization in lieu of lime stablized subgrade on private roadway. Star Leaf Road and approaches from property line to Star Leaf Road will require lime stablization. Ken Griffin requested Centex discuss their plan of action with Travis Crump, City Fire Marshall. 002.01 Anthony Building 2 Permit 002 Packages 02/25/2 Centex requested information on packaging of building permit drawings for Phases. Ken Griffin requested Centex contact Greg Jones, Chief Building Official to discuss requirements. 002.01 Mike 3 Millica n Plastic 02~25~2 03/06/2 Storm Pipe 002 002 Mike requested if the city allows use of a plastic storm pipe inlieu of RCP. Glenn Hollowell indicated that the city has used it and doesn't have a problem with an appropriate heavy duty plastic storm pipe. Their experience has been the material is more costly but is much cheaper for handling. Centex requested Mike show this as a bid alternate on the utility plans. 002.01 Mike 4 Millica n Sandy Lake 02/25/2 03/06/2 Road 002 002 connection Star Leaf Road and the St. Joseph Entry Drive elevations are designed to match up with Sandy Lake Road after it is widened. Based on discussion today indicating the south side of Sandy Lake Road will not be widened for over a year, well past the anticipated completion of Star Leaf and the entry; Mike Millican shall modify drawing to indicate a asphalt transition for the interim.
