Construction Plan Review Comments
Dear Mr. Middleton:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Comments -
1. Add the plat.
2. Please contact Planning Department regarding any changes in the building elevations or
landscape plans from the approval on November 9, 1999.
Sheet C1 -
1. Handicap ramp should be per ADA detail, reference the City's standard drawings.
2. A sidewalk easement should be provided since the proposed sidewalk is within private
property.
3. Correct typing and drafting errors.
4. Add a note stating that all construction will conform to the City of Coppell Standards and
Subdivision Ordinance.
5. Ensure that the landscaped area between the parking and the fire lane at the northeast comer
meets the minimum width requirements.
6. Label and dimension the hatched area at the southwest comer of the property.
7. Add the radius for the fire lane at the southwest comer of this lot. Parking stalls cross a
property line on the south end of this site. Address all relevant concerns.
8. Label the paved area at the southeast comer of this property.
9. Show the entire easement at the southeast comer of this drawing. Are there other easements?
10. Remove the details fi.om this sheet and reference the City's Standard Details. Add a note
requiring silicon seal for all joints.
1 l. How well do the proposed improvements align with the existing improvements for the
McDonald's?
Sheet C2 -
1. An easement will be required for these water meters being shown at the north end of the
property.
2. Regarding the proposed fire hydrant, include the bend in the list of fittings. Consider using a
45-degree bend or possibly eliminating it in lieu of the 90-degree being shown.
3. You should be aware that the City requires check valves on all meters. Refer to the Standard
Details.
4. Coordinate the proposed fire hydrant, fire department connection and fire line with Travis
Cramp, Fire Marshal.
5. Complete the easement at the southeast comer of the property and add its dimension.
6. Reference 1-800-DIG-TESS and the City Utility Department in the warning note. Also,
TXU is now OnCor.
Sheet C3 -
1. How are you planning to handle the increased runoff across the west property line?
2. Show the newly completed drainage system as per the Belt Line Road plans.
3. Two storm drain stubs were provided with the construction of Belt Line Road. You may
want to coordinate your effort with Dallas County in order to utilize one or both of these
stubs.
One of the flow arrows appears to be pointed in the wrong direction. Please correct.
Revise the drainage area divide to reflect the proposed grading. A spot elevation may be
required to clarify how the parking lot is to be sloped.
Water may pond at the southeast comer of this property in the fire lane. Review your design
and eliminate any potential ponding.
Sheet C4 -
1. Modify the drainage area divide between areas B and G per the comment on Sheet C3. Also
revise the areas and subsequent Q's for these two areas.
2. Revise the storm drainage along Belt Line Road as per the Belt Line Road plan and
comments on the previous sheet.
There are other minor comments throughout the plans. Please make the necessary changes and
resubmit these marked-up plans and two sets of revised plans to the City for review. If you
have any questions, please contact this office at your convenience.
