Trinity Shores-CS020319 T H I[ · C I T Y - 0 F CO-I E L March 19, 2002 Houshang Jahvani Jahvani Engineering Associates 2125 N Josey Lane, Suite 202-B Carrollton, TX 75006 RE: Trinity Shores Construction Plan Review Comments Dear Mr. Jahvani: As previously stated, these construction plans will not be approved for construction until we have received and approved the Sandy Lake Road changes caused by this development. We have reviewed one submittal from Sverdmp and had concerns. Also, please note that prior to approval, money should be escrowed with the City for the increase in construction cost for Sandy Lake associated with this development. The City of Coppell has reviewed the revised plans and has the following comments to offer: Sheet 3 - 1. Plans show grading on lot 29 of Eagle Point and lot 15 of Riverview Estates. Written permission needs to be obtained from those property owners where off-site grading is taking place. 2. Show the proposed interior contours as well as the perimeter contours. 3. Several areas are shown to be flat (i.e., lots 8-13). Adjust grades to ensure positive drainage. 4. Proposed grades for lots 9-12 appear to be directing water from the street through the driveway, toward the houses. This is an unacceptable condition. Make appropriate changes. 5. Correct contour and spot elevation errors at the area inlets behind lot 4. 6. Add a spot elevation between lot 14 and 15 at the high point. 7. Address how you will modify the 446 contours on the Graham property. 8. Show how you are terminating the retaining wall at the northeast comer of this property. 9. Add a note stating the maximum slope is 4 to 1. 10. Add wall and contour information at the north end of the property. 11. Modify the note at the bottom of the sheet to require that trees be protected in accordance with the Council approved Tree Mitigation Plan. Based on this plan, contours may need to be revised at the south end of the property. 12. Issues with regard to grading along the west property line do not appear completely resolved. It appears that you may still be causing ponding on lot 15, stacking dirt up against a fence on lot 12, and causing abrupt grade changes behind lots 8 and 9 of Riverview Estates. Resolve all of these issues. Sheet 4 - 1. The grade between 7+43 and 8+34 should be shown steeper than one-half percent in the profile to match grade shown in the plan view. 2. Dimension the radius for both reverse curves at the cul-de-sac. Sheet 5 - 1. There are two drainage areas numbered one. Correct this drafting error. 2. Correct gutter capacity for drainage area 5 in the table. Sheet 6 - 1. Why is a 36" RCP and 20' drainage easement being shown between lots 11 and 127 2. Dimension all storm sewers to their easement lines or right-of-way lines. 3. Correct label for the inlet at Sta. 2+13. 4. Correct the discrepancy in the length of the riprap being provided at the outlet of ST-I. 5. How do you propose to save tree #1 at the northern most comer of lot 14 as required by the Tree Mitigation Plan? Sheet 7 - l. Correct this label at approximately Sta. 2+30. Sheet 8 - 1. At the east end of the proposed water line, add the 6" tee required for the fire hydrant. Sheet 9 - 1. The proposed grade between Sta. 00+00 and 00+70 for S1 does not match the grading plan. Make all necessary changes. 2. Correct the diameter indicated for the sanitary sewer between 0-10 to 0+00 for S-1. Sheet 10- 1. The silt fence along the south end of the property should include all areas where earthwork is being performed. Modify as necessary. There are various other minor comments throughout the plans that also need to be addressed. Once all comments have been addressed, please re-submit these marked-up plans and two sets of revised plans to the City for an additional review.
