Mr. Johnson wanted to make you aware of the height requirements and that the increased finished floor from 467.5 (as shown on the site plan) to 470 (as proposed) may cause the building height to exceed the allowable 35'. According to the definition noted in the Zoning Ordinance, height is defined as: "The vertical distance ora building measured from the average established grade at the street line or from the average natural front yard ground level, whichever is higher, to the highest point of the roof's surface if a fiat surface .... " Mr. Johnson, after discussing this issue with me, commented on this to make you aware of that the increase in finished floor may affect the actual allowable height of the building, because height is not measured from where the building comes out of the ground, but is rather defined as above. Please confirm that the height of the building will remain in compliance. Please let me know if you have any questions regarding this issue.
