Northpoint Addn-CS020412 T H E - C I T Y - 0 F CO?PELL April 12, 2002 Mr. Tommy Pigg Greenway Investment Company 2808 Fairmount St, Suite 100 Dallas, TX 75201 RE: Northpoint Addition, Lot 1, Block 1 Dear Mr. Pigg: This letter is written in response to your March 26, 2002 letter requesting deferment of payment of impact fees until issuance of a building pemfit. In accordance with Ordinance 96735, Section 17-1-10, Computation and Collection of Impact Fees, the City of Coppell has flexibility to delay the payment of impact fees until such time as a building permit is requested. By state law, the only impact fees due at the present time are the Roadway Impact Fees in an amount estimated to be $81,994.50. This impact fee is based on a building size of 137,000 square feet and a proposed use of"Office". This letter is to notify you that per your request, the City of Coppell will delay the collection of roadway impact fees until a building permit has been requested for this site. Also, please be advised that depending on the size of the actual building and the proposed use at the time a building permit is requested, the impact fees could change. Other fees associated with this site are based on water meter quantities and sizes. Again, based on the development that takes place at some point in the future, those fees are subject to change. A copy of this letter is being forwarded to the Building Inspections Department so that they can contact this office when a building permit is requested. You should advise any future purchasers of the property or prospective builders on the property that impact fees will be required at such time that building permits are requested. It is my understanding that this was the only outstanding item prior to the signing of the plat. Therefore, I have signed the plat and returned it to the Planning Department for processing.
