Construction Plan Review Comments
Dear Mr. Middleton:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Sheet Cl —
/The barrier-free access ramps should line up with the paver bands in the drive approaches.
Therefore, the 15' public utility easement (Vol. 84217 on page 3998) should also be dedicated as
a sidewalk easement. to
Sheet C2—
The proposed fire line and fire hydrant location may need to be relocated after you visit with the
Fire Marshal's office.
(a) The proposed tap location may not be appropriate.
(b) The six-inch line feeding both the fire hydrant and the building's sprinkler system may
need to be upsized to an 8-inch line. r eery S SCJJfl\,
(c) There are multiple bends in this line that may be able to be removed. (p ,61,S cam ,
Sheet C3 —
Based on the information provided at the southeast corner of the proposed improvements, it
/appears that there will be an area which will pond water. Please provide additional elevation
v information or modify the design to ensure positive drainage.
There are other minor comments throughout the plans. Please make the necessary changes and
resubmit these marked-up plans and two sets of revised plans to the City for review. If you
have any questions, please contact this office at your convenience.
