Assistant City Engineer City of Coppell 255 Parkway Coppell, Texas 75019 Re~ Nash Manor Construction Plan Review Comments Dear Gary: The following statements are in response to your plan review comments dated March 19, 2002: General Comments 1. Sheets 7, 10, and 11 have been revised accordingly and are the only sheets being resubmitted for approval. 2. We have included the plats for both Nash Manor and Stringfellow Addition (as faxed to us by the City of Coppell). Sheet 7 1. Sheet number has been revised from 7 to 6. Revisions have been noted. 2. Access to the existing homes is to be coordinated between the developer and the homeowners. The plan is to provide temporary parking on Lot 9, which has direct access to Sandy Lake. 3. Inlets are shown and labeled accordingly. 4. Profiles have been added at the East/West and Centerline of the R.O.W. 5. A vertical curve has been added at Stations 2+40 to 3+40. A vertical curve at the tie-in point near Sandy Lake Drive has not been added. The existing pavement extends approximately 12' past the existing inlet. The design of a vertical curve (min. 100' length for k=30) at this point would require the proposed grade of the street be increased from the current design of-3.37% to -3.80%, thereby increasing the depth of the road as it approaches the existing connection point. The grade of the connection of the existing driveway at lot 9 would then increase from approximately 5% to 12%, which, in my professional opinion, is too steep. 6. The existing driveways have been shown in profile and drain towards the street. Sheet 10 1. Sheet number has been revised from 10 to 9, the construction entrance has been revised, and the Silt fencing has been revised. Revisions have been noted. Sheet 11 1. Sheet number has been revised from 11 to 10. Revisions have been noted. 2. Contours have been added per request.
