Construction Plan Review Comments
Dear Mr. Jahvani:
The City of Coppell has reviewed the revised plans for the referenced addition. These plans
meet our current minimum standards for construction. However, prior to construction beginning,
I would like to clarify one item concerning the grading along the west side of the property. It is
my understanding that no grading will take place on Lot 14, or on the property shown to be
owned by Huffines. I'm basing this assumption on prior conversations and the fact that no Hold
Harmless letters were provided for those properties. If the assumption concerning grading along
the west side is correct, then again, these plans are acceptable for construction purposes.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as necessary for construction operations. All
contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell.
A completed Construction Development Pemfit should be submitted for signatures, and all fees
must be paid prior to release of this project for construction. The City charges a 2% inspection
fee for all private construction outside the building's footprint. This would include dirt work,
paving, storm drain, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in public fight-of-way, the City of Coppell charges a 4% fee. A check for inspection
fees made to City of Coppell should be submitted to this office along with a copy of the
contract(s) with the appropriate 2% and 4% calculations shown for verification purposes. If you
