Assistant City Engineer RE: Trinity Shores Dear Mr Johnson: The followings are my responds to your March 19, 2002 comments on Trinity Shores Construction Plans. Sheet 1. Written permissions have been obtained from the adjacent property owners which the construction of Trinity Shores Subdivision affect their properties. 2. Proposed contours are shown on grading plan. The Building pads which are surrounded by building lines are shown to be fiat. The Home builders want the Pads to be fiat so they can build their slabs on fiat areas. The Home Builders will then grade the remaining areas not used for building or driveways. The Home Builders will use the grading plan as their guide for the drainage flow direction. 4. The Right-of-Way is about 3 tenths of foot higher than the top of the curb which makes it $ tenths of foot above the gutter line. Some Pads are going to be lower than the streets but that does not make any problem because the Home Builders can construct the driveway on such a slope that the storm water will not mn into the garage but away from it. 5. Contours and spot elevation behind lot 4 have been revised. 6. SpOt elevation has been added between lots 14 and 15 at the high point. 10. 11. 12. Proposed contours are shown on Graham property. The wall will be terminated at the brick greening wall. The area between the screening wall and the top of the curb of Sandy Lake road will be graded. A note has been added on grading plan to indicate that the maximum slope shall be 4 to 1. Bottom of wall elevations have been added to the grading plan at the Screening wall location A note has been added to the ,grading plan regarding tree protection. We have pe,,fissions from the adjacent property owners to do some grading on their backyards for better drainage. The grading will be done at the site with my supe~ision since we do not have the topography infom~ation of their hackyards, but it will be done in such a manner that will not cause any drainage problem for anybody in the fi~ture. The home owners have agreed to remove their fences while we do the grading. Final grading with Spot elevations along the west property line will be shown on As-Built plans. SHEET 4- 1. Proposed grade has been revised fi'om 0.50% to 1.00% from station 7+ 19.63 for better drainage. 2. Dimemions have been added to the reverse curves at the cul-de-sac. SHEET 5- 1. Drafting error has been corrected. 2. Gutter capadty has been corrected. S~T& 1. Drafting error has been corrected. 2. Dimensions have been added to all easements. 3. Draft'mg error has been corrected. 4. Discrepancy on the length of rip-rap has been corrected, 5. The location of storm sewer inlet has been revised to make sure the tree is going to be saved. Sheet 7- Station 2+ 13 has been corrected. Sheet 8- 1. A 6" tee has been added at station 1+55 Frae %V-2". SHEET 9- 1. Top of the manholes #1 and #2 are both 447.00. 2. The size of sanitary sewer line between Sta. 0-10 and Sra. 0-00 has been corrected. SFIE~ET 10- 1. Silt fence location has been modified.
