Review of the agreement between the City and CP-Coppell Industrial, Ltd., regnrding impact fee credits fo~ Bethel Ro~d right-of-way, indicates ~ further action must be completed by CP-Coppell Industrial, Ltd. by Fall 2002. An impact fee credit agreement was approved by Jim Witt m October 2000, which ~aatecl CP-Coppell Industrial, Ltd. a $109,000 roadway impact fee credit, with the condition that CP-CoppeH Iv~t~-ial, Ltd. would plat the remnlnin$ balance of the site at Bethel Road by October I 1, 2002 (two years from granting the credit). As indical~d in Ilae attached docmnents, the $109,000 credit was based on the entire 1-87 acres bein~ dedicated as right-of-way and only a portion (.86 of an acre) has been dedicated. AdditionAlly, the two-year time limit was derived in conjunction with the City's schedule for Bethel Road improvements in this are~ To add,-~s this condition, CP-CoppeH Industritfl, Ltd. may pint the remainder of the property as required, or tnmsfer the remnlnln_o 1.01 acres of needed right-of-way to the City. If the needed right-of-way is not conveyed to the City, the $58,600 credit received for the portion of right-of-way that has not yet been platted shall be remitted to the City.
