Central Expressway, #1000 Dallas, Texas 75206 Ruby Road ST 01-02 Preliminary Review Comments Dear Mr. Koch: Following a review of the above referenced plans, the following comments are offered for your consideration: SHEET NO. CI.O How does the proposed intersection of Ruby Road and Freeport Parkway match with the recently constructed intersection? Is there any way to salvage the existing intersection? TYPICAL SECTION FOR RUBY ROAD - If the sloping outside of the right- of-way is proposed on any property that is not owned by the City or Duke Weeks, we will need slope easements. If slope easements are proposed on the mobile home park property, it could impact the existing trailers. The sloping could also cause a drainage problem along the north side of Ruby Road. TYPICAL SECTION FOR RUBY ROAD - Need to maimain a 4:1 slope outside of the right-of-way, unless it is not possible at the mobile home park. All other areas must maintain a 4:1 slope. TYPICAL SECTION FOR RUBY ROAD - Need to match the roadway width of Plantation. Plantation is 37 feet back to back. Would the 37-foot width allow for the saving of some of the trees? SHEET NO. C1.1 1. Is the right-of-way width shown existing or proposed? The location of the existing north fight-of-way line does not agree with the location of the right-of-way line as shown in the amended plat of Deer Run. As shown on the plans, it appears as if additional right-of-way will be required from Deer Run. Deer Run dedicated 10 feet of right-of-way; will we need any additional right-of-way? 3. Need to move '~PROP. 10' CURB INLET" at Station 9+00 left. The words cover up the proposed water line and fire hydrant. 4. How does the area along the north side of the road, at Deer Run, drain? Do. we need wye inlets? Is there any way to pick up the drainage from the Coppell Road borrow ditch? Our records indicate Jan Gaston as the owner of the property adjacent to Deer Run, please verify ownership. SHEET NO. C2.0 1. Is the water line shown at Station +14+00 a stub to the north side? SHEET NO. C2.1 1. The existing service connections will be relocated to the 12-inch water line. This needs to be shown. The 4-inch water line will be abandoned. Please revise the plan sheets as needed. Enclosed is the review set of plans, which should be returned with the next submittal.
