Brockette /Davis /Drake, Inc. 4144 N Central Expwy, Ste 1100 Dallas, TX 75204 RE: Valley Ranch Baptist Church Expansion Construction Plan Review Comments Dear Mr. Riley: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Plat - 1. Please show the two required offsite easements that will need to be filed with the county prior to work beginning on this project. 2. Show the city limits line. Site Plan — 1. Drainage flow arrows should be removed from the site plan. 2. Please explain the discrepancy between the labeling of a 25' firelane and the labeling of a 24' typical firelane. Are they measured from different points? Sheet C4 — 1. Under General Notes, Paragraph 5, Code Enforcement should be labeled Building Inspections, and Engineering should be included in Note 5. 2. Under Note 8, the existing paragraph should be removed and replaced with `Backfill for utility lines shall be compacted to 95% standard proctor density." 3. The elevations of existing paving and top of curb, both proposed and existing is very difficult to decipher at the northeast corner of the property. It appears that the drainage is going to the existing onsite 14' inlet and not into Belt Line Road. However, a blow -up of this area that is clear and easy to follow would be appreciated. Sheet C6 — The outflow velocities are too high for the 21" RCP's discharged at the south end of the property. Even though rock rubble is being provided to slow down the velocity, over a period of time there will be erosion at these discharge points. All details should be removed from these construction plans. The contractor is required to have City of Coppell Standard Details on the job site at all times. 2. If it is your intention to not install a lime subgrade beneath your paving, a written request for waiver must be made to this office. That request is generally approved for private paving as long as the strength of the concrete is increased to 4000 psi or the thickness is increased by one inch. Any paving within public right -of -way still requires a flex -base subgrade. Sheet C8 — 1. Your current water plan shows tapping the existing 8" line four additional times. It appears it was tapped three times with the initial development. Please evaluate other means of providing water to this site. Some things to consider would be potentially taking your domestic water off the existing 3" service. Also, you may be able to tap your fireline as shown and take your irrigation and domestic off the tap prior to your detector check. 2. The Fire Department connection should be clearly shown on the plans. 3. Please consider relocating the proposed 8" sanitary sewer out of the driveway and firelane. This is requested so that the manhole and cleanout is not within the driving surface. 4. An 8" meter is not required on a fireline. Sheet CIO — Your stabilized construction entrance shows drainage generally draining south away from the entrance. However, the slope of the property is very clearly to the north across the stabilized construction entrance into the existing driveway and then into Belt Line Road. Please clearly show how you are going to retain silt onsite at your construction entrance. Please make the necessary changes and submit these marked -up plans and two sets of revised plans to the City for review.
