Construction Plan Review Comments
Dear Mr. Paris:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Note: A copy of the final plat needs to be included in the plan set.
Sheet CS101
Label the adjacent streets and identify the area that appeazs to be a proposed easement.
Sheet CG102
1. Locate break points for runoff flow directions. Some of the elevations and flow arrows do
not seem to agree.
2. Provide more spot elevations at the driveway to Denton Tap Road to ensure that water flows
into the onsite inlet rather than out to the street.
3. Clarify discrepancies between this sheet and Sheet CU401 in regazd to the drainage at the
driveway to S.H. 121. Include more spot elevations in the entire area to verify that runoff is
picked up at the inlet on S.H.121.
4. Revise General Note #7 to read "City of Coppell's Construction Specifications" rather than
the geotechnical engineer's recommendations.
5. Revise General Note #10 to read the City of Coppell rather than Denison.
6. Remove General Note #11.
Sheet CG102
1. The City requires all subgrades, including the parking area, to be lime stabilized. A waiver
may be requested for the parking area. The waiver is generally granted if the concrete
strength is increased to 4000 psi or the thickness is increased by 1 inch. The driveway
approaches on public rights-of--way will not be included in the waiver.
2. Under the Pavement Specifications box, all pavements must conform to the City of Coppell's
Specifications except the deceleration lane on S.H. 121, which requires TxDOT approval.

3. The paver bands at the driveways are to be stamped concrete rather than brick pavers if
located within the public rights-of--way.
Sheet CP102
Remove all details that are not specific to this project. A copy of the City of Coppell's
Construction Details is required to be on the job site at all times.
Sheet CP103
1. Underground utilities will need to be relocated prior to the construction of the deceleration
lane on S.H. 121.
2. A permit from TxDOT will need to be obtained for the driveway onto S.H. 121.
3. Note that the City of Lewisville maintains the traffic signal at Denton Tap and S.H. 121.
4. Wire mesh will not be allowed in lieu of steel rebar.
Sheet CU101
1. Consider connecting the 6" service to the Sanitary Sewer at Sta. 0+85 to save in the cost of
installing a manhole at Sta. 0+06.
2. Water services have not been reviewed due to the layer being fumed off during printing.
3. Show the property lines at the boundaries of the property.
4. Verify that all Utility Notes comply with the City of Coppell's Standard Specifications and
Subdivision Ordinance.
5. Label the inlets from Sheet CU102 on this sheet.
Sheet CU102
Show the existing manhole at Sta. 0+06 on the profile unless you propose to relocate it.
Sheet CEC 101
Inlet protection is required for the inlet on the northern edge of the parking area.
Sheet CU401
1. The information on this sheet does not agree with Sheet CG102. Which is correct?
2. Verify the area for Drainage Area X2.
Sheet CT402
Verify that the traffic control layout meets the requirements of TxDOT and the Texas Manual on
Uniform Traffic Control Device, latest edition.
There are other minor comments throughout the plans that should also be addressed. Once all
changes have been made, please re-submit this marked-up set and two sets of revised plans to
