Lot 5, Block A, Duke-Freeport Addition Coppell, Texas Dear Ms. Turner: In response to the City's comments addressed in a letter to Steven A. Markussen dated May 21, 2002, Pacheco Koch Consulting Engineers ofers the following comments: Sheet C1.0 1. All offsite easements needed for this development will be filed for record in the next few weeks. 2. The reference to three-way contracts in paragraph six of the General Notes has been removed. Sheet C2.0 1. This comment has been forwarded to the landscape architect. He has been asked to contact the City in efforts to resolve this matter. 2. Section B and C of Paragraph five has been removed. 3. Section B-B was changed to Section A-A and is indicated on the plans. Sheet C3.0 1. A note was added to the plans to indicate that the roof associated with DA-1 drains via downspouts and discharges on-grades into the truck courts. Sheet C3.1 1. Based on an discussion between Pacheco Koch and the City of Coppell at the beginning of development of the Duke-Freeport Addition it was determine that detention in the truck courts would be allowed as long as the depth of water did not exceed half a foot and that areas at a maximum of 0.2 tenths of water were provided at 200' intervals. Sheet C3.2 1. Plans now indicate that 10.0' of concrete encasement to be placed at the crossing. Ms. Teresa Turner June 4, 2002 Page 2 Sheet C4.0 1. The plans now indicate that the FDC is to be install be the Fire Sprinkler Contractor. 2. The cleanout was replaced with a 4.0' diameter manhole, as requested. 3. Item revised per the City's comments. 4. The cleanout was replaced with a wastewater access devise. Sheet C5.0 1. All construction details were removed from the plans with exception to the handicap parking spaces and the fire lane stripping details. 2. A variance request has been forwarded to the City of Coppell requesting that 7-inch, 4000 psi concrete be used in lieu of lime stabilization. The letter also states that 650 flex base will be used within the right-of-way. Sheet C6.0 1. A washout area has been indicated on the plan.
