RE: Saint Joseph Village -Phase lA
Dear Mike:
As we discussed in our meeting this a8ernoon on Phase lA of the above referenced project, I
have the following comments to offer:
Sheet C6.1
1. Show the limits of paving for Phase lA.
2. Consider extended all waterlines beyond the limits of paving for Phase 1 A to avoid boring or
replacing pavement during future expansions.
3. Did you intend to install a 12" x 6" Tee at the fire hydrant tap to the 12" waterline on the
eastern edge of the property?
Sheet C6.2
4. Should Note 2 read 1-12" 90 ° BEND rather that the 1-12" 40 ° BEND as indicated?
5. Note 3 should specify a 1-8" Compound 8" x 4" meter, Model MFM/MCT II.
Sheet C6.3
The Top Elevations of the S.S. manholes need to be specified.
Sheet C7.2
Note that positive drainage to the TXLT Easement needs to be maintained during construction
until the drainage system in Starleaf is completed. (You have agreed to submit a general
drainage/grading plan in this area).
Sheet C8.1
1. Correct the discrepancies in RCP sizes between the plan and profile views.
2. There is some concern that the outfall velocity from the 21"RCP is estimated low and higher
velocities could create erosion problems. Verify the outfall velocities fora 5/10 year storm.
Sheet C8.4
1. Show existing box culverts under Sandy Lake Road.

It is the also that City's understanding that the grading plans may change somewhat if
modifications are made as to the location and layout of the buildings.
In addition to the above comments, please provide a letter requesting a waiver for lime stabilized
subgrade on the parking lot area and the use of an alternate to concrete RCP for the storm
drainage system outside of the public rights-of--way. Also provide a letter indicating the
anticipated sequencing for the entire project.
Once these changes have been made, please resubmit three sets of revised plans and a completed
Construction Development Permit Application with all applicable fees so that the permit for
Phase lA can be issued. If you have any questions, please contact me at (972) 304-3681.
Sincerely,
Teresa Turner, E.I.T.
