DRC DATE: April 25, 2002 and May 2, 2002 CONTACT: Teresa Turner, E.I.T., Graduate Engineer (972-304-3681) COMMENT STATi.IS: /PRELIMINARY FINAL REVISED AFTER PAZ Site Plan 1. A brick or concrete paver band, which lines up with the sidewalk ADA ramps, needs to be included in the driveway on Denton Tap. 2. The required sidewalks should be extended to the full length of the property. 3. The driveway radii of 19.5 feet need to be approved by the fire department. 4. Indicate the finished floor elevation of the building on the site plan sheet. 5. The Synopsis indicates that there is only one HC parking space provided however, the site plan appears to have two shown. 6. Revise General Note #6 to read that all paving and earthwork must conform to the City of Coppell's Subdivision Ordinance and Standazd Construction Details. 7. Add a General Note to read that Handicap Pazking and Ramps must conform to current ADA specifications. 8. The Creekview Addition HOA maintains the median and you will need written approval from them to modify the median. Paving Plan 1. Indicate that all concrete pavement shall be constructed on lime stabilized subgrade. Draina eg Plan 1. Revise General Note #5 to read "Building Inspections Department" rather than Code Enforcement. 2. Remove the first sentence from General Note #7. 3. The building needs to be included in the drainage azea calculations. 4. The Bench Mazk reference is not accurate. It was based on the old bridge. 5. Indicate that the rip rap must be grouted. 6. Elevations need to be revised according to the most recent FEMA floodplain map. Erosion Control Plan 1. Remove all references to the Town of Fairview in the Erosion Control Notes. Stormwater Pollution Prevention Sheet 1. Include details and Silt Fence Notes on Sheet CS and eliminate this sheet. Site Details 1. Remove all details that are not specific to this project and aze included in the City of Coppell's Standazd Construction Details. Landscape Plan 1. Show sight visibility triangle at the intersection of Bethel Road and Denton Tap Road. Verify that the proposed trees will not create a visibility problem. --.
