Lot 1 Block 1 Minor Plat, to allow the development of an approximate 6,000 square-foot financial institution on 1.675 acres of property located at the southwest comer of S.H. 121 and Denton Tap Road, at the request of Paul Mannel, Vilbig & Association. A 20' x 20' easement is required for the water meters and vault. 2. The 20' Utility Easement along Denton Tap and S.H. 121 should read "20' Sidewalk and Utility Easement". 3. An easement may need to be granted to TxDOT for the driveway curb return from the deceleration lane. 4. TxDOT has two additional requirements for the driveway on S.H. 121. A "One-Way" (R6- 1R) sign must be erected opposite the driveway and the pedestrian ramps may not be constructed within the driveway radius. A copy of the new specifications will be provided to the applicant.
