Construction Plan Review Comments
Dear Mr. Markussen:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Sheet C1.0
1. The offsite firelane and access easement needs to be dedicated by separate instrument(s)
prior to beginning work. (Still in the works)
2. In paragraph six of the general notes, the reference to three -way contracts should be
removed. (DONE)
Sheet C2.0
1. It should be noted that landscaping should be relocated out of the noses of the existing
medians to provide better visibility to traffic exiting from the site. (Still in the works)
2. In paragraph five, section B and C should be removed. (DONE)
3. Please indicate where section B -B is in the plan view. (DONE)
Sheet C3.0
Please show how the drainage from the building gets into the drainage system. There does not
appear to be any storm drain lateral stubbed to the building off of line SD5.
(Runoff from building is discharged at grade. Per meeting with Jack Evans and Larry Davis,
it was agreed that, with the Fire Marshal's approval, this would be acceptable. Travis Crump
confirmed on 6/8/2002. Jack indicated that this is necessary to meet the overall drainage
requirements for the entire Duke Freeport development once complete.)
Sheet C3.1
It appears that there is .28 feet of water stored in the firelane under the detention system as
proposed. Have you received permission from the Fire Marshal for storing water within the
firelane? Have you explored the possibility of creating your detention outside the limits of the
firelane?
Sheet C3.2
The proposed 8" waterline that crosses storm drain Line 3 should be concrete encased. (Shown
on Sheet C4.0)

1. Reference the note about the proposed FDC by others: please explain who "others" are.

2. At station 0 +12.49 of Line SS -2, the cleanout should be removed and replaced by a manhole.
(DONE)
/r The taps on lines W -1 and W -2 to the existing 12" waterline in Freeport Parkway should be
eliminated and only one tap should be provided. That tap would be a 12x8 tapping sleeve
and valve and then the domestic and irrigation would come off the 8" line prior to the
detector check.
4. The cleanout at 0 +31.52 of sewer line SS -1 should be replaced with a wastewater access
device. (DONE)
Sheet C5.0
All details should be removed from these construction plans. The contractor is required to have
City of Coppell Standard Details on the job site at all times. Also, please note that if it is your
intention to not install a lime subgrade beneath your paving, a written request for waiver must be
made to the City. That request is generally approved for private paving as long as the strength of
the concrete is increased to 4000 psi or the thickness is increased by one inch. Any paving
within public right -of -way still requires a flex -base subgrade. (DONE)
Sheet C6.0
On your Erosion Control Plan, please show the washout area for concrete and the containment
area for that washout area. (DONE)
Please make the necessary changes and submit these marked -up plans and two sets of revised
plans to the City for the second review. If you have any questions, please contact this office at
