Construction Plan Comments - ls` Review
Dear Mr. Spiars:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Generat Note -
Provide a detail of the median island nose modification showing changes to the brick pavers and
landscaping.
Sheet Cl -
Did you intend the parking striping paint to be 4" rather that 6" as stated?
Sheet C2 -
1. Update the General Notes to match those on Sheet C1.
2. How will you address the conflict of the guardrail with the ADA ramp on the north side of
the driveway on Denton Tap?
3. If it is your intention to not install a lime subgrade beneath your paving, a written request for
waiver must be made to the City. That request is generally approved for private paving as
long as the strength of the concrete is increased to 4000 psi or the thickness is increased by
one inch. Any paving within public right-of--way still requires aflex-base subgrade.
4. There is a conflict between the proposed sidewalk location and the existing utility box on
Bethel Road. How will this be addressed?
Sheet C3 -
1. Include a detail for the grouted rip-rap outfall.
2. It appeazs that some of the proposed contours are mislabeled.
3. Verify the elevation at the property line of the driveway onto Bethel Road as it may be too
low.
Sheet C4 -
1. Indicate that the connection to the 8" sanitary sewer is with an outside drop.

2. Relocate the fire hydrant on Denton Tap Road within the right-of--way or existing utility
easement. Relocate the fire hydrant on Bethel Road within the right-of--way or provide an
additional easement. Any additional easements need to be shown on the plat.
3. Indicate the location of the Fire Department Connection for the building.
4. Valves are required at the fire hydrant connections.
Sheet C5 -
On your Erosion Control Plan, please show the washout area for concrete and the containment
area for that washout azea.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for the second review. If you have any questions, please contact this office at
your convenience.
