Site Utilities
Dear Mrs. Turner:
Attached please find two (2) sets of revised plans and your marked -up review set on the
above referenced project. We have corrected and revised the plans per your comments
outlined in your letter of review dated 6106/02 as follows:
Sheet C -1
1. You may be able to connect the 2" domestic water line to the 8" water line at a
different location and reduce the amount of 2" PCV required.
We set the 2" domestic water meter within the Creekview R. 0. W., this is what we
are typically required to do in other cities. If the City of Coppell will allow the
domestic tap and meter box located on park property, we will revise accordingly.
Please advise.
2. The manhole shown at Sta 9 +96 is not required.
We concur. The manhole has been deleted.
3. Indicate that the sidewalk along Creekview Drive is proposed.
We have added notes to the plans indicating the sidewalk will be constructed
with the roadway project.
4. Verify that the water and sewer lines are separated by at least the minimum distance
required by the state.
The proposed water and sewer lines have a minimum separation of ten (10) feet.
The state requires nine feet of separation.

We concur. There is a detail of the grouted rip rap in the plans.

FYI: In locations where sanitary sewer is deeper than 15 feet, 5 ft. diameter manholes
are required.
We concur. Manhole at Ste 0 +00, Main S -1 has been revised to a 5' diameter.
General Comments
1. A cover sheet, erosion control plan and drainage calculations need to be included in
the submittal.
We concur. We have prepared a set of site utility drawings for engineering
review. These drawings are part of a larger set of of plans that have been
submitted to the City of Coppell Department of Leisure Services.
2. Indicated whether or not the irrigation lines and taps will be installed during this phase
of construction.
The irrigation tap and meter are shown on the Utility Layout. Irrigation Plans are
included in the full submittal set referenced above.
Additional Comments Attached to Marked-Up Set
Not enough parking. They will be parking in the street.
The drawings you reviewed showed a total of twelve tennis courts. This project is
to construct six (6) courts within the base bid and two (2) additional with an add
alternate bid. There should be adequate parking for this project. There is space
to expand the parking lot along the southern section of the loop entry road.
A finish floor elevation needs to be labeled for the building
We concur. FIFE = 522.0 has been added to the drawings
Minimum sanitary sewer pipe size is 8" as stated in the Subdivision Ordinance however
the proposed 6° sewer may be acceptable if adequate slope is achieved.

The proposed 6" sewer line on 0.50% will exceed the minimum 2.0 fps velocity
flowing 113 full. The full flow rate of this line is 250 gpm, which should be
adequate to serve the proposed facility.
Need to verify with the fire department that the locations and number of fire hydrants is
sufficient.
We have enclosed an extra Utility Layout for you to forward to the fire department
for their review.
A General Note needs to be included that all construction shall conform to the City of
Coppell's Construction Standards and Subdivision Ordinance.
We Concur.
Indicate how the water feature will be served.
We are not aware of a water feature included in this project.
Indicate the type of connections for the fire line and domestic water service.
Connections are shown on the Utility Layout Plan.
We have attempted to address all comments in your letter and marked -up plans. We
are submitting two (2) revised sets with Engineering Review Stamp. Pending final
comments we will prepare final signed and sealed plans for approval.
