Dear Mr. Vilbig:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Comments
Please remove all details unless they aze specific details for this project. Copies of the City of
Coppell's Standazd Construction Details and Subdivision Ordinance aze required on the job site
at all times.
Plat
1. The fire hydrants aze private therefore easements are not required.
2. Clarify right-of--way and easement lines in the southeast corner of the property.
Sheet CS101
1. Clearly label all property lines and easements.
2. The property and easement lines in the southeast comer of the property do not match those
on the plat.
Sheet CP103
1. Include a note indicating that all paving in city and state rights-of--way must be lime
stabilized.
2. Remove the concrete collar detail from this sheet.
Sheet CU101
1. Connect to the 8" fireline for fire hydrant connections instead of to the public water lines.
2. Show the location of the F.D.C.
3. Indicate the type of bend that will be used at the 8" waterline coming off of the vault along
Denton Tap Road.
4. Indicate that the irrigation service will include a backflow preventer.
5. Revise general note #14 to read that the sewer services aze 6" SDR 35.

Sheet CU102
Show both manhole locations on the profile for the proposed 8" sanitary sewer.
Sheet CU401
Spot elevations from Sheet CG102 indicate that there is still potential for water to exit the
driveway onto S.H.121. Please re-evaluate to ensure that the water is picked up on site.
Sheet CT402
Include a note that all traffic control shall conform to the Texas Manual on Uniform Traffic
Control Devices, latest edition.
There aze other minor comments throughout the plans that should also be addressed. Once all
changes have been made, please re-submit this marked-up set and two sets of revised plans to
