Walter Nelson and Associates 1812 Carla Avenue Arlington, TX 75014 IZE: Callahan Addition Construction Plan Review Comments Dear Mr. Nelson: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Site Plan 1. The sidewalk ADA ramps do not appear to be designed according to the City of Coppell's Construction Standards and Subdivision Ordinance. 2. FYI -Since the paver band at the driveway is on private property, it can be either brick pavers or stamped concrete. Onsite Drainage Area Map 1. Consider relocating the 4' x 4' Type "Y" inlet to south of the Mutual Access/Fire Lane Easement. The adjacent property owner would need to relocate the inlet and 36" RCP to utilize the access, potentially disrupting parking activities at the Callahan Medical Center. A 20' x 20' easement would need to be obtained. Storm Sewer Profile This sheet, as well as some of the others, is showing a 20' x 82' drainage easement. This easement is not needed. Utility Layout 1. Consider locating the 8" waterline stub-out to the south before the connection to the fire vault. This would require a 20' wide easement to contain the 8" waterline and also increasing the size of the fire vault easement. 2. Indicate that the method of boring across Denton Tap Road for the connection to the waterline should be by dry bore. 3. Due to the depth of the 8" sewer, a 5' manhole is required with an outside drop connection. 4. A detector check valve is required on the irrigation line. 5. An additional onsite fire hydrant maybe required by the Fire Marshal. Please verify. 6. Show the location of the Fire Department Connection to the building. 255 PARKWAY * P. There are other minor comments throughout the plans that should also be addressed.
