Bentley Engineering, Inc. 702 Gatewood Drive Garland, TX 75043 T H E C 1 T Y O F COPPELL RE: Grandy's Addition, Lot 1, Block 1 Construction Plan Review Comments Dear Mr. Bentley: The City of Coppell has reviewed the referenced plans and has the following comments to offer: General Notes In future submittals, please arrange the plan sheets in the appropriate order (i.e. cover sheet, plat, site plan, etc.) Sheet Al 1. There appears to be some discrepancies regarding the construction of barrier -free ramps and the location of the end of curb between this sheet and Sheet Cl. 2. Explain the reasoning behind installing the fire lane without a curb. 3. Show existing power poles, inlets, fire hydrants, etc. 4. Label the proposed barrier -free ramp at the northeast corner and require the use of pavers per City Standards. 5. The sidewalk along Fitness Court can be 4 ft. wide. 6. A letter of approval from the Boorhem property is required to allow the driveway curb return to extend across the property line. Plat Our records indicate that the easement for the 8" sanitary sewer already exists. Verify and include volume and page number. Sheet Cl 1. Add "and Subdivision Ordinance" to Grading General Note 1 and Paving General Note 1. 2. Add a requirement for 6" lime stabilized subgrade to Paving General Notes 2 and 5. If it is your intention to not install a lime subgrade beneath your paving, a written request for waiver must be made to the City. That request is generally approved for private paving as long as the strength of the concrete is increased to 4000 psi or the thickness is increased by one inch. Any paving within public right -of -way still requires a flex -base subgrade. Water service to the site and proposed fire hydrant should be made with a single tap to the 8" waterline. 3. Relocate the proposed fire hydrant to within the right -of -way. A separate easement will not be necessary. 4. Contact the Fire Marshal's office regarding the fireline, if any. Show any fireline and the fire department connection on this plan. 5. Indicate that the irrigation line will include a double check valve. 6. Include "Standard Details and Specifications" in General Note 1. 7. Add General Note 11 to read "Contractor will notify the City of Coppell's Utility Department 24 hours prior to making the waterline tap. (972- 304 -3545) Sheet C4 Offsite inlet protection to the north of this property is shown. Is this necessary and will it be allowed by the property owner? There are other minor comments throughout the plans. Please make the necessary changes and resubmit these marked -up plans and two sets of revised plans to the City for review or approval.
