RE: Final Plat; Villages of Coppell Phase III
We have reviewed the engineering plans for Villages of Coppell Phase III as
submitted to our office for general conformance to the City of Coppell
Subdivision ordinance and Standards. The following are our comments:
Minimum horizontal curvature per Subdivision Ordinance is 425 feet.
Provide a formal request for variance to the Subdivision Ordinance. The
recommended horizontal curvature, per the latest Thoroughfare Plan, is 300
feet.
Minimum pavement width for a C2U (60' R.O.W.) such as Allen Road is 40
feet.
The C factor must be 0.65 and the rainfall intensity I be 11.6 for 10
minutes. If Tc - 15 minutes is used, please provide justification and
analysis.
- Provide an off -site drainage area map, scale 1" = 200' or 300' ... etc.
- Provide a design plan for an enclosed drainage system to handle off -site
drainage from north side of Deforest Road.
- Provide erosion control plan.
- Show limits of 100 year floodplain and floodway on the final plat and
drainage area map.
- All provisions of the floodplain ordinance #87390 and the newly adopted
city -wide storm water master plan must be complied with. We recommend
that there be no loss in valley storage.
- Appropriate development fees must be paid - SEE ATTACHED
- Provide a written response on all comments with explanations provided on
items not addressed as requested by staff.
- A set of marked up plans and Public Works comments have already been
provided to Don Tipton Engineering for correction.
We have no objection to this project as long as all above comments are addressed.
