Bentley Engineering, Inc. 702 Gatewood Drive Garland, TX 75043 RE: Grandy's Addition, Lot 1, Block 1 Sincerely, T H t C 1 T Y O F COPPELL August 23, 2002 Dear Mr. Bentley: I have received and reviewed the revised drainage layout for the proposed Grandy's site on Denton Tap Road. While the layout does vary somewhat from what we discussed on August 22, 2002, conceptually it does appear that it will still work as presented. I have reviewed the Denton Tap Road construction plans and the Denton Tap Road Development (i.e., Everybody Fits) construction plans to make my final decision. In the Denton Tap Road construction plans, they show approximately .8 acres draining to the inlet which you are now proposing to tie into. That .8 acres was suppose to come from the Taco Bell site; however, Taco Bell took the majority of their drainage down the road that leads to Everybody Fits. Only approximately .2 acres drain to this inlet presently. You are proposing approximately .6 acres to go to this inlet; therefore, that equates back to the original design capacity of this area, which is approximately .8 acres. The fill along the north side is slightly greater than we discussed; however, given the circumstances will be acceptable. My understanding of the drainage plan as submitted, is that you will take Drainage Area A, approximately 5 cfs, to an on -site inlet d drain it cf to existing inlet in Denton Tap Road. You will allow Drainage Area B, approximately 25 drain overland to the existing access easement to the north. You will allow Drainage Area C, approximately 4.0 cfs, to drain overland to the west. The City will work with you expeditiously to review your plans to allow for rapid construction of this site. Final construction plans submitted that reflect the drainage as provided to me on August 23, 2002 will be acceptable. If you have any questions, please contact this office at your convenience.
