Two Northpark, 8080 Park Lane, Suite 600 Dallas, TX 75231 RE: Coppell Bible Fellowship Addition, Lot 1 Btocit A` Construction Plan Review Comments Dear Mr. Daniel: The City of Coppell has reviewed the referenced plans and has the following comments to offer: General Comments - 1. More clearly define what is proposed in this phase of construction versus what is proposed in future development on all sheets. 2. Were the benchmarks used for this design the same as those used for the preliminary design of the Sandy Lake Road improvements? Sheet 3 - Relocate the 10' inlet in the driveway to the south to avoid conflicts with the future curb return for Sandy Lake Road once it is improved. Sheet 3 - Qi~ shown does not match the discharge from the Oakbend Addition Subdivision. Show revised calcuations. Sheet 7 - 1. The maximum spacing between cleanouts on a private sanitary sewer Line is 100 feet. 2. Stub-out one full joint past all valves set for future fire hydrants. 3. Use a 6" flange outlet on tees used for fire hydrant installation. If the 90-degree bend must be installed prior to the valve, it must also be a flange by flange. The valve must be a flange by M.J. 4. Will the building have a fire sprinkler system and, if so, where is the proposed location for the FDC and the fire line to the building? Sheet 8 - 1. While we concur with the elimination of lime subgrade for the private parking lot, a letter should be submitted requesting a variance. 233 PAFKWAV # P.O.BOX 47B # COPPELL T% 73079 # TEL 972/462 0022 * FAX 972/304 3673 2. In lieu of cutting 18" into the existing asphalt pavement of Sandy Lake Road for the driveway transition, consider pouring the concrete up to the asphalt with a 2" x 6" drop down and filling in the section with HMAC. 3. Indicate the curve radii for the driveway connection to Sandy Lake Road, Sheet 9 indicates the radii will be 25' which is less than what the fire department requires. Obtain the fire marshal's approval if you intend on using a 25' turning radius. 4. Remove the Typical Concrete Walk detail. 5. General Note #7 should indicate 95% of Standard Proctor rather than 92%. 6. Remove General Note #10. Once the necessary corrections have been made, please return this marked-up set and two sets of revised plans to the City for review. If you have any questions or need any additional information, please contact this office at your convenience. Sincerely, o~Y-e~..~ ~v~ Teresa Turner, E.I.T.
