Coppell Bible-CS021008 (2)Nathan D. Maier, Inc. October 8, 2002 Teresa Turner The City of Coppell, Texas 255 Parkway Boulevard P.O. Box 9478 Coppell, Texas 75019 Two Northpark 8080 Park Lane, Suite 600 Dallas, Texas 75231 RE: Coppell Bible Fellowship Addition, Lot 1, Block A Construction Plan Review Response Dear Ms. Turner, We offer a written response to the City's review comments dated: September 30, 2002. General Comments - Phase 1 construction was identified with heavier line weight while future construction is shown as a lesser and dashed line weight. Due to the various locations of future construction, it was not practical to show a one line dividing the phases. 2. We did not use the Sandy Lake Project benchmarks. We understand the concern of matching datums for the two projects and made a comparison of elevations at key points along Sandy Lake Road. Our findings were close similarities in elevation. Sheet 3 - 1. We relocated the 10' inlet to accept a future 30' radius in Sandy Lake Road. 2. The 0100 shown in the Oakbend Addition Subdivision was calculated using TP-40 Rainfall Intensities and assuming the whole tract would be pavement. We calculated Coppell Bible Fellowship (CPF) using Hydro-35 Intensities and selectively distinguishing hardscape and landscape areas. Sheet 7 - 1. Clean-outs were added to the Proposed Sanitary Sewer Line. 2. A note was added mandating one (1) full joint past all valves to the one location slated for a future fire hydrant. Intentions for the other Tee locations are for a future waterline loop. 3. A general note was added regarding flange usage. The graphic representation of fire hydrant installation showing a bend is for clarity only. 4. We have coordinated the location of the Fire Line and Fire Dept. Connection with the Mechanical Engineer. These locations are now shown in the Water and Sanitary Sewer Plan. Sheet 8 - We submitted a formal request for a variance on July 26, 2002. (copy enclosed ) 2. We have shown the driveway asphalt transition to comply with the City Standard Construction Detail (Sht. SD-3). • Page 2 October 8, 2002 3. The driveway radius at Sandy Lake Road has been increased from 25' to 30'. 4. We have removed the Typical Concrete Walk detail. 5. In General Note #7, the Standard Proctor density has been increased from 92% to 95% 6. We have removed General Note #10.
