It has recently come to the City of Coppell's attention that there could be a discrepancy between
the legal description of the platted property and a metes and bounds purchase of property by the
property owner at 150 E. Bethel Road. It is my understanding that this discrepancy is
approximately six or seven feet where the property line intersects Bethel Road.
If the metes and bounds description by the property owner is correct then this could impact the
location of the driveway access to Bethel Road i.e., losing approximately six feet at the road
would impact the 10-foot landscape easement, which would necessitate the relocation of the 10-
landscape easement, which would necessitate moving the driveway further west on the site. This
in turn would impact the crossing of the median and the amount of removal and replacement.
Until this issue is resolved please be aware of the following
• No work in the median and no cutting or removing of the curb line of
Bethel Road will be allowed;
• You are cautioned to refrain from constructing any flat work on the site until this issue is
resolved;
• You should evaluate any utilities on site to insure that if the driveway is moved further west
that the utilities will still function as designed and installed.
