Construction Plan Review Comments
Dear Mr. Daniel
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Comment -
Remove all City of Coppell standard details from the plan set.
Sheet 2 -
1. Use future developed conditions to calculate the Q~~. Drainage areas B4, E1, and F1 should have
higher runoff coefficients.
2. Runoff from drainage areas A2, El, and Fl will have to be collected on-site once developed. Ensure
that the appropriate provisions are provided, i.e. should the pipe be extended now to collect F1?
3. Verify that the existing 36" RCP has the capacity for the additional runoff once the site is fully
developed.
Sheet 7 -
Verify the proposed location of the FDC with the Fire Marshal. Typically the FDC is located no more
than 3 feet behind the back of the firelane curb.
Sheet 8 -
In lieu of cutting 18" into the existing asphalt pavement of Sandy Lake Road for the driveway transition,
consider pouring the concrete up to the asphalt with a 2" x 6" drop down and filling in the section with
HMAC. This suggestion is made due to the narrow width of Sandy Lake Road. By connecting the
driveway in this manner, lane closures and additional traffic control measures will be reduced.
Once the necessary corrections have been made, please return this marked-up set and two sets of
revised plans to the City for review. If you have any questions or need any additional information,
