Community CU-CS011016~ PCAL October 16, 2001 Ms. Marcie Diamond, Assistant Director Planning and Community Services City of Coppell 255 Pazkway Boulevard Coppell, Texas 75019 Ref: CCU/Coppell Branch Case No. PD-133-HC-R3 Dear Marcie: =-~~~. ~~ 1'-_ OCT 16 ?001 On Friday, October 5, 2001, I met with the Texas Department of Transportation at their Northwest Area office at 12000 N. Greenville Avenue in Dallas, Texas. At that meeting was Mr. Keith Brooks, PE, Transportation Engineer and Maurice Pittman, PE, Civil Engineer. We reviewed SH 121 engineering drawings for construction in the vicinity of SH 121 and Denton Tap Road. They also provided me with a copy of the preferred access control for frontage road entry and access ramps. (Figure 4-45). A review of the construction drawings indicated that on the southern portion of the frontage road, there was an eastbound entry ramp to 121 a considerable distance west of the proposed CCU property curb cut. Both Mr. Brooks and Mr. Pittman concurred that the distance from the entry camp to the proposed curb cut was more than adequate, and therefore would be allowable. Mr. Brooks indicated that they would additionally have to research the ROW restrictions to insure that there were no restrictions at the curb cut location. On Tuesday, October 16, 2001, Mr. Brooks, in a telephone message, advised me that there were no ROW restrictions at this location. Based upon this information, he said that a curb cut at this location is acceptable contingent on the submission and TxDot approval of engineered drainage and construction plans prior to construction. Further, as indicated on the Site Plan, Community Credit Union is prepared to construct a deceleration lane in conjunction with this curb cut if required by the City of Coppell. Sincerely, Gary K.
