development of an approximate 6,000 square-foot financial institution on 1.675
acres of property located at the southwest corner of S.H. 121 and Denton Tap
Road, at the request of Paul Mannel, Vilbig & Association.

1. An easement may need to be granted to TxDOT for the driveway curb return from the
deceleration lane.
2. TxDOT has two additional requirements for the driveway on S.H. 121. A "One-Way" (R6-
1R) sign must be erected opposite the driveway and the pedestrian ramps may not be
constructed within the driveway radius. A copy of the new specifications will be provided to
the applicant.
