ITEM: PD-197, Coppell Bible Fellowship, zoning change request from R (Retail)
to PD-197-R (Planned Development-197-Retail), to allow the development
of an approximately 20,000 square-foot church building, indicating future
expansion phases of approximately 53,250 square-feet, on 8.65 acres of
property, located at the southeast corner of Sandy Lake and State Roads,
at the request of Bill Ward, TGS Architects, Inc.

FYI - A full engineering review has not been conducted at this time.
FYI -The proposed Sandy Lake Road plans indicate that there will be median openings at State
Road and at Oakbend Drive. The initial church driveway will not have access to a median
opening once Sandy Lake Road is complete. Estimated beginning of construction is in June
2006.
1. Sidewalk along State and Sandy Lake Roads may be required. This will be decided prior to
the August 151 DRC meeting.
2. If your intent is to request a waiver to the lime stabilization requirement, a letter to that effect
will be needed during the engineering review process.
3. The domestic water service should not be taken off of the fire line.
4. Extend the 10" waterline stub-out to the property line along State Road.

1. Label the easements for the water meters and vaults as `Utility' rather than `Water'.
2. We are evaluating whether or not the temporary construction easement is still needed or if it
can be abandoned, This will be addressed at the August 151 DRC meeting.
3. An additional utility easement may be needed with the right-of--way dedication. This also will
be addressed at the August 15` DRC meeting.
