ITEM: PD-97R-R. Corners of Coppell, zoning change request from PD-97-R
(Planned Development-97-Retail) to PD-97R-R (Planned Development-97
Revised-Retail), to allow a 5,970 square-foot retail building with a dry
cleaners, on approximately .802 of an acre of property located at the
southeast corner of MacArthur Blvd. and Sandy Lake Road, at the request
of S&S Kim Corporation.

1. Label all lots shown on the site plan.
2. The original plat for the entire development does not show a mutual access/firelane easement
across lots 3 and 4. The city cannot allow access across the adjacent properties without the
appropriate easements.
3. Indicate the radii for the driveway onto MacArthur Blvd.
4. Remove all utility information from the site plan and provide a separate sheet showing all
proposed utilities (i.e. water, sewer, and storm sewer/drainage).
5. How are you proposing to do the grading and collect storm water runoff?
6. Remove contours and tree identification from the site plan.
7. The proposed FDC location does not meet requirements. Verify location with the Fire
Marshal.
8. The domestic and irrigation services to the site cannot be taken from the private water line to
the south. There is an existing 12" waterline along MacArthur that can be tapped to provide
the services.
9. The plans show the parking area to be connected to Lot 1, Block 1 to the south however, this
is not platting as a mutual access easement.
10. More clearly define what is existing and what is proposed, particularly along the south
property line.
11. The water meters must be located within the right-of--way or an easement.
12. In the construction note #1, the requirements for the barrier free ramps should indicate state
and federal requirements, not city specifications.
