Maier Consulting Engineers, Inc. Two Northpark, 8080 Park Lane, Suite 600 Dallas, TX 75231 12E: Coppell Bible Fellowship Addition, Lot 1 Block A Construction Plan Review Comments Dear Mr. Daniel: The City of Coppell has reviewed the revised plans for the referenced addition and with the following conditions, the plans will be approved. Sheet 2 1. It appears that in drainage area Dl, the Q~~ is incorrectly labeled as 0.95 cfs rather than the calculated Q~~ of 0.42 cfs. 2. Revise the calculations to reflect an intensity of 8.88 in/hr rather than 8.83 in/hr. Sheet 3 Additional grading will be necessary at the outfall of the 5-foot curb opening to ensure that the runoff is directed to the 5' x 5' drop inlet instead of to Lots 67 and 68 of the Oakbend Subdivision. FYI 1. Runoff from drainage areas E1, E2, and E3 will have to be picked up onsite with future development. The will require the extension of a pipe from the existing 10' inlet in State Road to one or more onsite inlets. 2. Runoff from drainage areas Fl, F2, F3 and F4 will have to be picked up onsite with future development. The will require the extension of a pipe from the existing 5' x 5' drop inlet to one or more onsite inlets. 3. Runoff from drainage areas Al, A2, A3 and A4 will have to be picked up onsite with future development. The will require the extension of a pipe from the proposed drainage system in Sandy Lake Road to one or more onsite inlets. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell. If you have any questions, please contact me at your convenience. General Comments - 1. City of Coppell standard details have been removed from the plan seL Sheet 2 - 1. Drainage areas were reglculated using future developed conditions. Drainage areas A, B, E 8 F were subdivided to accxaunt for future grass, paved and building areas. 2. Appropriate provisions for conveying fully developed runoff in the areas in question will be made with future development of the site. 3. Hydraulic calculations shown for the existing 36" and 18" pipes take future developed conditions into account. Both pipes have capadiy to contain future developed flows. Sheet 7 - The proposed location of the FDC (shown on the Water & Sanitary Sewer Plan) has been verified with the Fire Marshal. Sheet 8 - The driveway transition has been altered to reflect City of Coppell standard detail. This comment deared per phone conversation on Odober 21,2002.
