1. Plat does not include proposed easements that are shown on the preliminary water, sanitary
sewer, and drainage plan. Note that all easements are required to be a minimum of 20' wide.
2. Show the existing mutual access /firelane easement at the intersection of Beverly Drive and
Warren Crossing.

1. Show the location of all existing driveways at the intersection of Beverly Drive and Warren
Crossing.
2. How will access to the garage be maintained for the existing home on Lot 11?
3. The Subdivision Ordinance does not allow intersections to be offset at a distance less than 125
feet. Consider alternatives to align the proposed street with the existing Beverly Drive,
potentially utilizing the existing mutual access easement for the Boren Addition.
