Inspections Department and they do not have copies of individual lot
grading plans. It is possible that the builder or developer has these.

The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. Need to provide revised final plat.
2. Show zoning and proposed number of lots on plat.
3. Provide an appropriate length for deceleration/acceleration lanes.
4. Show radius for cul -de -sacs and street returns.
5. Show surface now of water in cul -de -sacs.
6. Show sidewalks in R.O.W. and provide a note stating that sidewalks will be provided by
homebuilders. Also, provide A.D.A. ramps at all street intersections.
7. Address the following comments on water & sewer plans:
a. Provide a 2" blow -off valve at the end of water line in New Castle Court.
b. Provide manholes at locations indicated on water and sewer sheet.
c. Provide 45 degree bends in water line as indicated on water and sewer sheet.
d. Address all other comments.
8. Show all utilities crossings in the sanitary sewer profiles. Any utility crossings within 24"
must be concrete encased.
9. Provide manholes as indicated in sanitary sewer profiles.
10. Manholes in floodplain shall be bolted down.

11. Provide stationing for sanitary sewer Line G.
12. Correct street name on drainage area map.
13. Provide permanent erosion control at all storm drainage outfall structures.
14. Show paving detail on asphalt transition for Winding Hollow into Coppell Road.
15. An 8 foot wide brick paver band shall be required on Winding Hollow.
16. Provide curve information for sanitary sewer Line B.
17. Show all utility easement son water and sewer plan.
18. Provide lot layout detail showing termination points for all water meter services and 4"
sanitary sewer cleanouts.
19. Provide a plan layout showing the location of temporary and permanent erosion control .
20. Show 100 -year water surface elevation in all storm sewer profiles.
21. Label storm sewer line G, E, & F in plan view on Sheet 10.
22. Show all easement on storm sewer sheets.
23. Label the 100 -year floodplain on grading plan. Also, the engineer shall verify that the site
grading is implemented in accordance with the grading plan before the project will be
accepted i.e., drainage swales between lots.
24. Provide elevations for the top of all proposed retaining walls.
25. Show north arrows on all sheets.
26. On landscaping plans address the following comments:
a. A brick paver band of 8 feet shall be provided on Winding Hollow at the intersection
of Sandy Lake Road. Follow the City of Coppell Streetscape Plan.
b. Show sight visibility triangle as required in the City's Subdivision Ordinance.
c. Use the City of Coppell's detail for the double check valve.
There are various other minor comments throughout these plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should have

Through coordin tion with the City of Coppell, the Architectural Review Committee ( A.R.C.) for'the
Woodlands of 0: poll must review and approve lot drainage plans as apart of the architectural review process.
A building permi will not be issued until the A.R.C. has approved the proposed drainage plan. A certificate of
occupancy (C.O.: :.) will not be issued until the builder provides a post construction survey showing compliance

I. GRADE G AND DRAINAGE
The individual lc s in the Woodlands of Coppell have not been graded in order to preserve existing trees. It is
the responsibilitl of the Builder on each lot to prepare a dri gradi Which conforms to the intent of the
Subdivision Grac ing Plan (sheet C4.1 dated October 25, I995). The direction of flow for the drainage and the
location of retain ng wails which may be necessary shall be shown on this plan. The builder may deviate from
the specific grad! ; shown, but the direction of drainage must be consistent with the above referenced plan,
underground drai cage systems may be utilized where necessary. Builders arc encouraged to use drop beams on
the foundation or split level foundations in order to minimi site disturbance and preserve trees.
