cleaners on approximately .802 of an acre of property located at the
southeast corner of MacArthur Blvd. and Sandy Lake Road, at the
request of S&S Kim Corporation.

1. Having a single driveway on MacArthur will limit access to only those vehicles travelling
northbound. Provide proof that access is allowed through the property to the south. This
will allow vehicles to have access to the median opening to the south on MacArthur.
2. There appears to be waterline valves in the proposed driveway approach and sidewalk.
Indicate where these will be relocated to.
3. Plans for the Corners of Coppell (Lot 1R, Block 1) show and existing meter at this
southeast corner of this property. Please show where the meter will be relocated to.

1. Additional sidewalk easements will be required for the portion of the sidewalk that is on
private property.
2. Provide an access easement across your property to align with the `Reciprocal Access
Easement" to the south. To prevent access problems for this site in the future, I
recommend that the "Reciprocal Access Easements" be tied down by metes and bounds
and filed with the county. The way it is written now causes some confusion.
