Construction Plan Review Comments
Dear Mr. Ridinger:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Notes —
1. All work will need to be coordinated with the development to the west (Angier's Professional
Building, Sherrill Acres, Lot 213, Block 1).
2. Remove sheets L1 and L2 from the plan set.
Plat —
1. Label the 10' Utility Easement as a Utility, Firelane and Mutual Access Easement.
2. Show the proposed utility easement for the storm sewer stub -out in the southwest corner of
the property.
Sheet 1—
A sidewalk is required along Beltline Road.
Sheet C1-
1. Indicate that the paving must be constructed according to the City of Coppell's Standard
Details and Specifications and Subdivision Ordinance.
2. Delete Note #20.
Sheet C2 —
Indicate that the paving must be constructed according to the City of Coppell's Standard Details
and Specifications and Subdivision Ordinance.
Sheet C4 —
1. The fire hydrant, domestic water meter, and irrigation meter should be contained within an
easement.
2. The domestic water meter sizes available are 1 ", 1 `` ", 2 ", etc.

3. The plans for the adjacent development indicate that the water line and sanitary sewer line
under the mutual access are both 8 ". Revise notations to reflect this size.
4. Will the building have a sprinkler system and, if so, where is the location of the Fire
Department Connection (FDC)?
5. The 4" sanitary sewer connection to the building may not be large enough. Consider using a
6" service. If a 6" service is used, a manhole will be required where it connects to the 8"
sanitary sewer. A cleanout is required at the point where the service becomes private.
6. Indicate the removal of the cleanout when the 12" sanitary sewer along Beltline Road is
extended. If this line is put into service before the manhole is constructed on the adjacent
property, a cleanout will be required.
7. Installation of the fire hydrant will require a tapping sleeve and valve if the 8" waterline is
already installed.
Sheet C6 —
1. On the storm sewer profiles, show where all water and sewer line crossings are located.
2. Install a junction box where Line A and Line C connect.
Sheet C7 -
1. Show all inlets and indicate that they will also be protected.
2. Verify from the adjacent property owner that you have permission to install silt fencing on
their property.
Once the necessary corrections have been made, please return this marked -up set and two sets
of revised plans to the City for review. If you have any questions or need any additional
