Construction Plan Review Comments
Dear Mr. Pogue:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Notes —
1. All work will need to be coordinated with the development to the east (Coppell Pediatric
Associates, Sherrill Acres, Lot 2A, Block 1).
2. Remove sheets L1.01, L1.02, L1.03, and L1.04 from the plan set.
Sheet C1.02 —
1. Show the existing brick paver band in the driveway.
2. A sidewalk is required along Beltline Road. The sidewalk ADA ramps must align with the
paver band in the driveway.
3. Shade or hatch what is proposed in phase 2 for clarification.
4. Shade or hatch existing pavement vs. proposed pavement for clarification.
5. Provide verification from the adjacent property owner that you have permission to construct
the mutual access on their property.
Sheet C1.03 —
All details in the construction plans that are included in our Standard Details should be removed
from the plans. The only details to be included in these plans are details that are revised and
specific to this project. The contractor is required to have a copy of the City of Coppell Standard
Details on the job site at all times during construction.
Sheet C2.01 —
The flow arrow in drainage area C2 seems to be incorrect.
Sheet C5.01—
Pre -cast inlets are not an approved item in the city specifications and details.

Sheet C6.01 -
1. Show the profile for the proposed sanitary sewer.
2. Show the location of the Fire Department Connection (FDC).
3. `Grey -out' those utilities and their associated notes that will be constructed during phase 2
for clarification.
4. Indicate that there must be at least 9 feet of lateral clearance between the sanitary sewer line
and the water line.
5. Provide water services to the building and the fire hydrant from a single tap to the 8" water
line
Sheet C7.01 -
Indicate that a lime stabilized subgrade for the paving is required as per city standards.
Once the necessary corrections have been made, please return this marked -up set and two sets
of revised plans to the City for review. If you have any questions or need any additional
