development 186R2) to PD -186R5 (Planned Development- 186R5) to attach a
Detail Site Plan to Tract 1, to allow the construction of an approximately
1,101,500 square -foot building on approximately 49.56 acres of property
located at the southeast corner of Freeport Parkway and Ruby Road, at the
request of Duke Realty Corporation.

1. All work will need to be coordinated with the Ruby Road project.
2. Sheet C2.0 shows two fire hydrants connected to the private fireline for the property to the
south. Services for these hydrants will need to come from the fireline for this site.
3. Where the new firelane connects with the existing firelane to the south, the site plan shows a
24' firelane while the plat shows a 30' firelane easement. Is this intentional?
4. To encourage truck traffic to use Freeport Parkway rather than Coppell Road, remove all but
one driveway along Ruby Road and locate it approximately 250' east of the firelane turn-
around.

square -foot building on approximately 49.56 acres of property located at the
southeast corner of Freeport Parkway and Ruby Road, at the request of
Duke Realty Corporation.

1. Provide corner clips at the intersections of Freeport/Ruby and Ruby /Coppell.
2. Fire vaults and water meters must be in easements.
3. Dimension the easements for the fire hydrants along Ruby Road.
4. An easement is needed to connect the 24' firelane to the property to the south. This will need
to be done by separate instrument.
